Who it is for
Built for
PHA and owner staff keeping a 504 self-evaluation current, accessibility consultants doing formal audits, residents and advocates who need a timestamped record, and architects and contractors verifying a punch list.
What is in it
What we are building
- One walk, three screens. Scan: LiDAR builds the plan, finds walls, doors, fixtures and grab bars, and marks the 60 inch turning space. Measure: elements the sensor can read reliably are recorded automatically and labeled LiDAR; anything below its resolution is flagged amber to confirm with a tape and a photo. Record: each element carries its observed value, method, photo and location, with the standard’s requirement beside it. Nothing is scored.
- Three measurement tiers, stated on every line. LiDAR for clear floor space, turning space, route width, counter and sink rim height, reach range, slopes, parking and handrail height. Confirm for door clear width, grab bar length and blocking, knee and toe clearance, landing size. Manual for thresholds, changes in level, riser uniformity, door force, signage and detectable warnings.
- Three standards, chosen per building and area from construction date, funding and building type: UFAS, the 2010 ADA Standards under HUD’s deeming notice, or the Fair Housing Act design requirements. One site can need all three. Every finding cites its section.
- Exterior too. Sidewalks, curb ramps, stairs and parking lots scan as continuous runs, split into segments and pinned on a site map so a crew can find each one and a re-walk returns to the same spot. Exports to GeoJSON for ArcGIS.
- The review binder: cover and scope, sample and coverage, one page per element with photo, method and section, floor plans and site map, correction tracking with before and after photos, and a certification that states observed conditions on the date shown, not a determination of compliance. Exports as PDF, XLSX and GeoJSON.
- After the walk, findings live in a property record with an owner, a target date and closure evidence, and generate a draft self-evaluation summary, a transition plan schedule and work orders.
- Privacy: scans of occupied units are resident data. Processing runs on device or in controlled storage with a stated retention policy, and people and personal items are blurred in interior photos by default.
- Requires an iPhone 12 Pro or later Pro model, or an iPad Pro from 2020 on. Works offline, uploads when connected.
